Once you have found your dream property we can;
- Prepare the purchase contract to ensure that all relevant clauses are included for your protection
- Carry out a land registry search and debt checks on all utilities and communities.
- Obtain your NIE number
- Open a Spanish bank account using a power of attorney (or in person if you prefer).
- After completion at the notary office we will change all of the utility contracts into your name and set up direct debits for you.
It is recommended that as soon as you have assets in Spain (car, house, bank account, shares, boat etc) you have a legal Spanish will.

By law, the year following the purchase of your property you have to start your annual tax declarations based on the rateable value. We can prepare this declaration, pay it through your Spanish bank account and send you copies of the receipts alleviating any concerns with the language and wondering if you are doing it correctly.
The system of paying bills by direct debit in Spain is very different to that in other European countries.
If one payment is missed then the standing order will be cancelled and a bill will be sent to the property, if you do not receive post or do not have a key holder it is likely that you will not receive this bill and the result will be that the utility is cut off. By sending us your contract details we are able to find out the bills that are pending and arrange payment and re-connection if necessary.

Power of attorneys for any type of transactions can be made at a local notary office within 24 hours notice.
